Changes in Jefferson Park

Jefferson Park has been in flux lately, with several changes in the neighborhood. Between the spring of 2025 and the summer of 2026, three tenants moved into or reopened along West 25th Avenue in the half-block just off Federal. None of the openings made a citywide splash on its own, but together they could revive the small neighborhood's foot traffic.

  • 2917 W. 25th Ave // Santo Remedio- The Mexican restaurant relocated here from Berkeley after its Tennyson Street location suddenly shut its doors in June, following the discovery of structural issues during a liquor license inspection. The new address is half a block off Federal Boulevard on West 25th Avenue. There is a small patio on the second floor and their Sunday brunch window runs from 11am to 3pm.
  • 2855 W. 25th Ave // Ephemeral Tap & Bottle- A second location of Ephemeral opened this spring in a former hair salon at 2855 West 25th Avenue. Owner Weston Scott runs the original Ephemeral off York Street, where the taps are taken over by a different guest brewery from outside the state every month or so, until the beer runs out, and the original has hosted over fifty breweries since its debut. The second location has a slightly different name, Ephemeral Tap & Bottle, reflecting its focus on take-out beers, with a larger carry-out selection than the original. Scott describes it as a cross between a taproom and a liquor store. To-go options include beer and wine from visiting and local breweries. Ephemeral Tap & Bottle is open from 2 to 11 p.m. daily.
  • 2900 W. 25th Ave // JP Restaurant and Lounge (coming)- A new sports bar and breakfast spot called JP Restaurant and Lounge is taking over the property at 2900 W. 25th Ave., which was formerly home to Sarto's Italian eatery. The 3,000-square-foot location will feature two outdoor patios, and Reyes signed a 10-year lease for the space, which had been vacant for half a decade. The menu is planned as a combination of bar fare, Mexican dishes, and breakfast options.

These new spots join three neighborhood anchors: Sexy Pizza, Jefferson Park Pub and Briar Common Brewery + Eatery. Sexy Pizza sits directly across from Ephemeral, and their taproom will not host food trucks like the original Ephemeral does. Briar Common Brewery + Eatery is a few blocks away, closer to the park.

Burnham Yard

Jefferson Park's southern boundary is Speer Boulevard, and the neighborhood shares its western view with Empower Field at Mile High. On September 9, 2025, the Denver Broncos announced their preferred site for a new, privately funded stadium with a retractable roof: Burnham Yard, a 58-acre state-owned former railyard just south of downtown Denver. The team finalized the formal agreement to purchase land in Denver for the new stadium, with closing on Burnham Yard expected in the fall. The stadium is scheduled to open in 2031.

The implication for residents here is not the stadium itself. It is what happens to the current one. Empower Field's lease at its present site runs through the end of the decade, and the mixed-use vision at Burnham Yard is explicit about it becoming a year-round district, not a parking lot. The mixed-use district is slated to have millions of square feet available for development and will feature restaurants, retail outlets, hotel and housing options, office spaces, entertainment venues, dynamic public spaces and more.
