Sloan's Lake Area Market Update: Spring 2024

Spring 2024 has been an interesting time for the Denver real estate market. Spring break always softens the market, but this year, we also had significant snow and an early Easter, so many potential buyers postponed their home searches until April. Because of this softening, we've seen a decrease in average showings per property, an increase in inventory (total homes for sale) and a decrease in the odds of selling. The Sloan's Lake area mimicked these market stats, with longer days on market and a 32% increase in the number of homes for sale. If you're a buyer, you have options, but with interest rates remaining stubbornly high, affordability has made many buyers pickier than ever. Rightfully so...

In the Sloan's Lake area, the highest priced sale this month was 4536 Quitman Street, a new build by Work Shop with an ADU in Berkeley. It sold for $100k under the list price after 103 days on market. It was listed by Kim Block with Empire Luxury Real Estate. That sale also included $40k in concessions, which was pretty typical with offers over the winter. Over the past month, transactions had an average of $6,000 in seller concessions, and many of the bigger figures are likely part of initial negotiations to help buyers with higher interest rates. Cash transactions continue to be seen in our market as well. This Spring, 23% of transactions used cash as compared to 20% a year prior.
